The Creators-Hub is a one-of-a-kind fully-inclusive Exceptional-Community and Retreat Center dedicated to the empowerment and embodiment of entrepreneurs and leaders. We have crafted a remarkable place and holistic lifestyle for ambitious people to fully focus their energy on their moonshots while caring for their mental, physical, emotional and spiritual needs so they can keep smiling while navigating this marathon journey.
Our community residency programs, which are a minimum of 3 months, are designed to help you gain clarity on your purpose and focus like a laser on your path. We provide various forms of coaching and teach multiple forms of meditations, movement and martial-arts, along with facilitating Vision Quests, so you can hone your intuition, grow a new body and bulletproof your confidence.
We host week long retreats twice a month to share a taste of our programs and bring fresh energy into our community through new connections, guest teachers and workshops.
We believe that women deserve more help stepping into their full potential since they have been historically disempowered so we provide a discounted rate and scholarships to ensure that we have an equal number of women in our programs.
Our community is unlike any other type of co-living you've ever experienced with amenities that rival 5-star resorts, including 3 uber-healthy meals a day, supplements, coaching, shared personal assistant, vehicle-sharing program, adventure gear, wardrobe, laundry-service, sauna, cold-plunge and gym. Our location is mindfully selected for having high Qi along with plenty of sunny days and fresh air near forest, rivers and sacred mountains that provide a grounding presence. Our campus is a super-charged bubble of creativity, innovation and wellbeing that you can feel immediately upon arrival.
Our Retreats
Our retreat target audience are executives, creatives, coaches, entrepreneurs and leaders in need of a reset, recharge or boost.
Our retreats are essentially an extension of our residency program with some additional workshops incorporated, so the two programs have a plenty of overlap, and provide a taste of our residency program.
Our retreats are the key that allow us to be able to provide the residency programs by bringing in the revenue while offsetting the costs of our abundant lifestyles. Without the retreats our residency programs would cost at least 50% more to be able to offer the level of amenities here.
We host a few different types of retreats with either a yang or yin focus. The yang-style retreats are like a bootcamp, with early start miracle mornings, powerful breathwork and workouts along with martial arts. Attendees will leave feeling sore but with their warrior spirit charged up. The yin-style retreats are for restoring the mind, body and spirit, with lots of easy, peaceful movement practices, bodywork, and meditation. Burnt-out corporate execs would benefit from doing both of these in succession starting with the yin to build their energy reserves back up and then supercharging with the yang retreat.
Adventure outings are always included, whether it's hiking, mountain-biking or skiing because during these experiences we bond, connect and reset on a deeper level by activating a primal portion of our minds.
We help leaders find and understand their "Why"; their purpose for doing what they do and how to relay that to their teams so everyone feels a strong sense of working towards something bigger. We work with orgs to provide special team-building retreats and design other types of retreats which are unique to their needs.
Biohacking and biofeedback are critical components to our programs, so participants gain greater understanding of themselves and learn tricks to unlock neuroplasticity, flow states, and new levels of vitality and intuition.
Our Residency Program
Our residency program is intended for entrepreneurs to find their purpose and focus on their path by freeing up their energy. Our fully inclusive holistic lifestyle allows members to dial-in efficient daily routines to generate more clarity and vitality, with more time to focus on their work, while also emphasizing proper restorative rest. This life-work balance as a marathon is a nuanced art that we help people to figure out for themselves.
Members get to live like millionaires with all their basic needs being provided for in an abundant fashion yet in a sustainable manner because we are doing it at scale with highly-organized systems.
Our residency programs are a min of 3 months but most people would need at least 6 months in the program in order to get their ventures to the point where they are rolling along nicely so that they can take a small step back from pushing them. Some of our members will end up staying long-term and grow their teams here so we plan on growing into a hub of up to 50 members eventually.
The majority of participants would be in the program for around one year and some will be unable to leave as it's really hard to exit such a comfortable and luxurious environment, which requires major re-integration to an independent lifestyle. This is why our goal is to expand with mini-sister-communities outside of major metro areas to provide a landing spot for our graduates.
One of the biggest perks of participating in our residency program is joining a worldwide network of masterminds who are dedicated to each other's success so you are becoming part of an elite tribe. We host yearly retreats to bring our tribe together in person and connect with each other to hear about our successes and fuck-ups.
Writers, creatives and all types of high-performers who need the ability to tap into flow states would also be great fits for our program.
Our Team
Our intention is to foster a work environment filled with Flow so it feels fun and effortless because everyone on our team is doing what they love while living cohesively in a spectacular container and taking the time to grow in all areas of our own lives. We believe that full-time should be no more than 32 hours a week and all our staff get to enjoy the full set of amenities that residency clients are paying over $3500/month for.
We magnetize the humble yet high-vibe and high-standard type of people who are here for the unique experience we offer. Everyone wears multiple hats so we all pitch in with the various duties.
We try to keep the core resident staff to about 12-15 people to run the entire center and employ some outside help for mundane tasks and to offset the load.

Movement, Meditation and Embodiment Coach
Martial-Arts and Movement-Arts background with lots of meditation experience. Teaches the daily movement classes. Holds space for the meditation practice. Passionate about holistic wellbeing. Helps with the nutrition side.
Bodyworker / LMT / PT
Provides sacred bodywork experiences to help people release the emotions that are stored in their bodies.
Chef and Nutrition Coach
Prepares all the meals, orders the supplements. Has additional helper for meal prep along with the cleaning-specialist.
Handyperson / Builder / Maintainer
Upgrades and maintains the facilities, vehicles, and builds structures. Jack of all trades; master of many.
Cleaning and Organization Arts Specialists
Responsible for keeping the facilities clean and organized so the Qi keeps flowing. Has Feng-Shei experience. Supplemented with non-resident cleaners to help with retreats.
Jack of All Trades Support
Mainly helps with meal prep, cleanup and all the misc daily activities.

The number one reason to become part of our team is to continue growing and innovating while helping others do the same. The perks include helping create a cutting-edge facility, meeting some of the most fascinating people in the world, and living a lifestyle that is normally only available to millionaires or for those on a brief retreat.
Our staff are only required to work 32 hours a week to be full time to allow more time for introspection and cultivation of energy reserves but we do ask that they spend a few hours each week on personal-development together, helping to coach each other and shine a spotlight on their shadows. Some of this development happens naturally when people are living and working together with similar intentions.
We believe in self-improvement so we pay for our staff to travel and take workshops in other retreat centers and locations so they can come back with refreshed eyes and ideas. We provide 6-8 weeks of paid vacation time each year.
The Facilities and Campus
Our campus is at least 25 acres with lots of green space near the edge of a Forest for a natural grounded feel.
Lighting, heating, grounding and water-features are our main focuses on improvements. The Lighting should feel warm and highly adjustable without too much overhead lighting for a nice ambiance. The heating is radiant from the floor to encourage barefooting.

Housing
A couple of two-story tall octagonal-shaped structures with spacious wrap around porches that sleep 16 people each. Everyone has their own well-insulated bedroom large enough for a king-size bed, desk and room for yoga, with separate entrances through French-doors. A shared living room, kitchenette and bathroom on each floor in the center.

Bathing Facilities
It's own building adjacent to the greenhouse that includes a huge sauna, eucalyptus steam-room, cold-plunge tanks right outdoors, and claw-foot tubs.

Greenhouse / Biodome
The Greenhouse/Biodome is integrated as part of the bathing facilities in order to make use of all the generated heat and waste water. We leave agriculture to our partner farmers in the region so our greenhouse is predominantly for the novelty of enjoying fresh veggies, fish pond, grounding and bacteria-inoculation. We import soil samples from all over pristine biodiverse regions to create one of the most natural healing environments.

The Logistics and Numbers
Our residency program is normally $3,700/month with about 12-36 people at any given time.
Our retreats are high-end so they range from $5-12K (with sliding scale) for a week-long retreat, with the first and last days being free days, so it's actually 5 days of workshops. 12-15 persons on average, but we could accommodate up to 24 people.
With 12-24 people in the residency program, plus around 12-24 people in the retreat, plus up to 12 resident-staff means we are providing lodging, food and classes for up to 60 people at one time, which means a commercial kitchen staffed by a few helpers is necessary.
We allow aligned guest-teacher retreats from time to time where we charge a facility fee and a percentage of their total, so if someone famous provided a retreat we might actually make more on this retreat than our own based on how much they charged and the negotiated percentage.
Our resident-staff are generally paid about $3-5K/month based on roles and responsibilities, which is much less than market rate due to having all their amenities provided, so they can live without any additional costs.
Revenue
If we are at capacity, we should be generating about $120-480K/month ($5-10K per retreat * 12-24 people * 2 times a month) on the retreats and about $30-90K/month on the residency program ($2-4K per person * 12-24 people). We also own stakes in some of the companies started through our program by entrepreneurs who couldn't afford the full fees, so we have additional sporadic income generated through selling our shares of these.
There are some perfect $5M properties in the Flagstaff area, which are about a $25K/month mortgage. (About $5K/month for each $1M.) We need about $12M investment to purchase the property, build the additional facilities including permits, and hire the staff with a few months of runway to get fully operational. The most ideal situation would be to purchase two high-end properties around $5M each adjacent to each other to combine into one huge campus.
Expenses | Recurring
All of these estimated expense amounts are ranges for the actual items used and the labor is accounted for separately in the payroll. The total monthly recurring expenses are estimated to be between $50K - $150K based on the number of people and projects we are supporting, with the costs per person going down over time as we scale and dial in our processes.
Mortgage - $25K/month - ($5K per $1M for property) - also listed in startup expenses if bought outright
Payroll - $40-80K/month ($3-5K/month per staff * 12 staff + part-time helpers)
Utilities - $5-15K/month - $10-30/person/day (water, electricity, gas) - heating will most likely be the biggest expense, especially during the winter months. Water may need to be filtered and reused based on the well situation. Solar to offset energy use and Tesla vehicles used as battery banks.
Organic Meals, Snacks and Supplements - $12-36K/month - $15-25/person/day
Property Maintenance and Upgrades - $5-20K/month
Vehicle-Sharing Program - $5K/month - mostly electric cars so low maintenance but adds to the utilities
Legal Counsel - $2-5K/month - consulting/contracts
Insurance and Liability - $3-12K/month - possible to be on the lower end due to being faith-based and having extreme liability release policy
Staff Health-Insurance Plan - $5-25K/month - we could possibly do our own high-deductible naturopath-based health insurance plan, which would be offered to our residents and staff.
Taxes - $2-20K/month - property taxes + taxes on income on the for-profit side (nonprofit side should offset this)

Property - $5M - if bought outright or see mortgage monthly recurring expense above.
Infrastructure / Buildings - $3M

Vehicle-Sharing - $300K
Mostly Tesla vehicles with a couple of work trucks/vans/ATVs for hauling.

Our retreats and residency program will take a few months to fill up, during which time we will be operating at a loss.
Startup-Strategy | Marketing | Positioning
Our retreat startup strategy is geared around marketing to corporations to sell them on special group deals for their executive team, like "next-level team-building retreats", along with biohacking and recharge type of retreats. It should seem like a no-brainer that a C-level Exec should attend one of our retreats since the ROI is so high from them having more confidence, intuition and clarity.
We are positioning ourselves as being quite different from any other retreat center; first due to the high level of vitality we cultivate here and second due to the risque and wild nature of some of our special embodiment retreats which allow people to release pent up emotions, push their comfort zones, unlock their primal nature and realize the extent of their capabilities. So, we are far from your typical retreat center and there is no way you will get this level of transformation from a Tony Robbins seminar.
Funding

Provide deep discounts to famous people with established followers who want to co-host their retreats here.
Subscription-Model
We want to make our offerings feel scarce and that our retreat cost will keep increasing but that clients can lock in a rate with a subscription-package allowing their team access to yearly retreats with us to recharge.
Finding the Right Team Members
We are such a fascinating place that word will spread through the social media bubbles especially with some influential people getting special deals to promote us.
By hosting a conscious-community type of festival or some other type of public event on the land we can garner a lot of publicity to magnetize the talent level that we are seeking for our team members, and allow many others to feel the magic of the land.
The Ecosystem of Businesses and Critical-Mass
We have the power to create a whole ecosystem of businesses that play into our guiding values and offset costs, such as Corporate-Wellness Consulting and Tiny-Home Construction. The more we can scale the more efficiency we create, allowing us to offer our services to a broader range of people and provide more scholarships.
Tiny-Homes and Mobile-Saunas Biz
Tiny-Homes and Mobile-Saunas are skyrocketing in demand. Our aim is to turn even more people on by letting them experience our custom built ones during their stay with us, so when they return home they are likely to purchase one from us.
Corporate-Wellness Biz
Provides consulting and various holistic services to corporations. This is an extension of our retreats so when people come back from the retreats they will want to continue our engagement to help get their companies on board.
The Future-Leaders Youth-Village
We believe that for our youth to fully thrive they need to be exposed to real-world education that allows them to build skills to tackle the growing challenges of a world desperate for strong leadership. We provide this via a fully-autonomous youth-village where they are able to experiment with forms of governance and businesses that will sustain them as an independent organization. This is one of our first major planned expansions.
Expansion and the Grand Vision
Our grand vision is to expand to other locations throughout the world, especially centers of power, since people are reluctant to fly far for week long retreats. Our goal is to perfect a recipe for launching our centers quickly without having to look for new investors each time. Staff will be easy to find once we have recognition.
The big leap for us is to become a network of village-scale communities centered around the same models but expanded to provide more retreat options, a revitalizing senior community known for preventing and healing from diseases, and an autonomous youth-village for experiential-learning, governance-experimentation and entrepreneurship-training. This would require the expansion of the "supporting community/staff" to a much larger scale and properties upwards of 100 acres.
